QUALIFICATIONS:

  1. High school diploma or General Education Development (GED).
  2. Physical ability to perform assigned job duties such as climb ladders, lift 50 pounds, stand for long periods of time.
  3. Must possess a Chauffeur Driver’s License.
  4. Demonstrated aptitude or competence for assigned responsibilities.
  5. Possesses an expert working knowledge of building maintenance, mechanical functions, carpentry, roofing, electricity, refrigeration.
  6. Ability to work with computers.
  7. Certified Pool Operator/Aquatics Facilities Operator (CPO/AFO) Certification required.
  8. Certification in Refrigerant Recovery required (Must obtain within one year of hire/assignment).
  9. Demonstrated skill and ability to perform skilled trade functions.
  10. Must be able to distinguish colors correctly.
  11. Must have a minimum of 3 – 5 years maintenance experience.

 

REPORTS TO: Facilities and Grounds Manager

 

SUPERVISES: None

 

JOB GOAL: Maintenance of all properties owned by the Rochester Community Schools in an efficient, economical manner.

 

SELECTION PROCESS:
Selection of an individual to fill this vacancy is determined by the appropriate administrators based upon experience, qualifications, and professional attributes. 

 

PERFORMANCE RESPONSIBILITIES:
 

Duties include, but are not limited to the following: 

  1. * Performs the following services, in a safe, efficient manner:

HVAC:

  • Schedule events
  • Check alarms
  • Use Building Automation System (BAS) to troubleshoot HVAC problems
  • Operate BAS programming as necessary
  • Repair/replace compressors
  • Locate and repair refrigeration leaks
  • Remove/repair heat pumps
  • Maintain/troubleshoot boilers
  • Troubleshoot/repair pumps and motors
  • Troubleshoot refrigerator and freezer issues 

Doors/Frames/Hardware:

  • Locksmith duties
  • Duplicate keys
  • Troubleshoot/repair card access systems
  • Troubleshoot/repair café/gym wall 

Roofing:

  • Repair/replace roofing
  • Evaluate roofing material 

Electrical:

  • Replace switches/receptacles
  • Troubleshoot power issues
  • Respond to power outages
  • Troubleshoot fire system
  • Troubleshoot alarm system
  • Service Generators 

Plumbing:

  • Power snake drains
  • Repair/replace water fountains
  • Repair/replace sinks and/or faucets
  • Service water softener 

Pool:

  • Report/log readings
  • Add/adjust Chemicals
  • Repair Mechanical systems                                               
  1. * Is able to determine what is needed to complete assigned tasks and skillfully and efficiently uses time and resources to execute those tasks. 
  1. * Is available during work shift for any work assignment as deemed necessary to resolve maintenance and/or operational problems within the District.  
  1. * Possesses knowledge of safe work habits and practices same. 
  1. * Reports to the proper authority any unsafe or dangerous conditions existing on school properties or within the buildings and any irregular use of buildings and grounds. 
  1. Presents a record of work accomplished daily. 
  1. Reports in and out to the proper person (building secretary or administrator) when work is to be performed within that building or on the grounds. 
  1. Continually attempts to increase his/her skills and is knowledgeable about updated equipment and methods by attending school, seminars, etc. 
  1. Participates on emergency work crews whenever available. 
  1. Obtains work order data via the computerized maintenance management system. 
  1. Trains General Maintenance Technicians in maintenance and repairs. 
  1. Performs other duties as assigned by the Facilities and Grounds Manager.
